To capitalize on the growing trend of providing speculative laboratory space for start-ups, this project entails the comprehensive demolition and reconstruction of the existing building’s interior. The objective is to create flexible modular laboratory and office spaces that can accommodate up to three distinct tenants, specifically tailored to meet the needs of emerging biotech, life sciences, and technology-focused startups. This design will foster collaboration and innovation while ensuring privacy and customization for individual research endeavors.

Each of the three configurable laboratory spaces will feature laboratory-grade infrastructure, including overhead utilities that supply modular laboratory benches. This setup allows for versatile configurations that can be adapted based on tenant requirements. Full-building backup power will ensure uninterrupted operations, safeguarding against power outages and maintaining continuity for critical research activities.

The project will implement environmentally responsible construction practices, utilizing sustainable materials and energy-efficient systems. All laboratory spaces will adhere to relevant health, safety, and environmental regulations, ensuring a safe working environment for start-up teams.
